Nex-Gen Partner's Property Management division provides Full Service Property Management
services. We understand income producing property from the owner's point of view. Vacancies are usually an owner's worst nightmare. A constant and continual income stream has a way of working through most problems associated with the property.

With continual advertising, we take numerous calls daily to keep units fully rented. Having an experienced, bilingual staff, a strong tenant database and keen marketing and advertising techniques help us pull from varied demographic markets to keep your properties occupied.

At Nex-Gen we require each potential tenant to complete an through application, and then we follow up to verify his or her employment, rental history, and conduct a credit & criminal history. We work with the tenants moving into communities that have HOA's (Home Owners Associations) to ensure all of the requirements of the HOA are met in order for the tenant to move in without any problems.

Our leases attempt to cover every possible potential problem, giving you the option of evicting non-compliant tenants. This helps assure that your property will have the best tenant possible. we will:

Accounting

Nex-Gen Property Management is highly automated. Each month you receive a financial statement showing monies collected and any disbursements that have been made.

We can provide numerous reports including tenant rental histories, property rental histories, tax information for your accountant, and a host of other reports with the touch of a button.

All invoices, bills and miscellaneous charges are paid by check or credit card after receiving written support documentation.

We send you copies of invoices or receipts fro all work completed before the 15th of each month when your check is issues.

We provide a detailed summary of the property each year with a 1099 form.

Collections/Evictions

If rents are not paid by the third of the month excluding holiday, we begin the processes necessary to collect rents or recommend evicting tenants. PERIOD!!

Nex-Gen Property Management has a zero tolerance policy and all recommended actions will be submitted to you for approval so you are in the loop the whole way. Nex-Gen Partners has your best interest in mind and will work quickly to get things done.
